The Challenge
In 2025, Sycamore Strategies embarked on a complex journey with plans to gut and redevelop the interior of the Magnolia Hotel Dallas. The goal is a comprehensive redevelopment with half the space being used for affordable housing and the other half for hotel lodging. When completed, this will be the first use of this innovative half-residential, half-hospitality model in Dallas.
As an active hotel on the National Register, there were multiple considerations necessary to develop a plan. Besides avoiding disruption of ongoing hotel operations, Sycamore Strategies needed a comprehensive grasp of conditions across multiple roof systems, century-old limestone facades, and 1,230 wooden windows.

If this project had been completed in 2006, the typical approach to assessment would have been to examine a couple stacks from a stage lift, gathering data from what was directly in front of us, and making calculated assumptions about the remainder of the building. Make no mistake; this approach can still give us an approximate understanding of a building’s condition, but in today’s challenging funding environment, greater precision is a must.
Riding stages to directly observe and analyze the entire building is cost-prohibitive, but fortunately, we can leverage technology to help us overcome this limitation.

Roofs: 29th floor modified bitumen replacement within 2-3 years; clay tile repairs; ballasted systems in fair condition
Stone: Isolated limestone repairs; mortar joint restoration (72,500 LF tuck pointing)
