One Seagrove Place
This 21 story condominium is located on Scenic Highway 30 in Santa Rosa Beach, FL. The Owners’ Association has been one of our original Exterior Preventative Maintenance Plan clients since 2006 when the program was initiated. As part of our Maintenance Program, our annual inspections advised the association of the optimum time for wall restoration in 2009 and for roof membrane replacement for the 14th and 16th floors in 2014 and 2016. As part of our PMP service BE-CI prepared documents for competitive bidding for both projects and provided management of the work including quality assurance inspections, contract administration, review of submittals and pay request along with punch list inspections and close out activity.
In addition to the replacement of the roof membrane and application of elastomeric coatings for the walls, the BE-CI documents addressed potential problems noted within our annual reports of corrosion at the post tension cable pull ports, and the need to improve the drainage of the common walkways at each floor level. In the roof documents we addressed the issue of improperly mounted roof top HV/AC units and designed water tight and safe mountings for cell phone antennas. Our annual safety railing inspections noted several of the balcony rail systems presented life safety issues that were addressed as emergency repairs. BE-CI developed documents for private balcony railing replacements and performed Contract Administration Services related to preparing the contract, reviewing submittals and pay requests and performed weekly on-site observations of the work in progress.
