Our goal for Preventive Maintenance Plans:
Reduce costs and extend service life performance

As an engineering firm that often deals with the problems associated with existing buildings, we are seldom called out to see a really fine building, doing what it should. Instead, we see the damage: wet rot, dry rot, corrosion, cracks, along with an abundance of mold, and mildew.

For the most part, maintenance crews only react to the problem of the day and show little interest in an organized preventative maintenance plan.

BE-CI can provide property managers with maintenance plans to reduce repair costs and extend service life performance of building components.

The secrets to an effective maintenance plan are:

  • Establishing a reliable reserve plan and keeping it current
  • Performing third-party inspections that correctly reflect the actual performance of key components and recommend changes to reserve funding as needed
  • Developing customized plans to fit the specific needs of each building owner or manager
  • Maintaining a comprehensive maintenance plan book with inspection report forms and schedules for deferred maintenance and in-house maintenance crew duties

Our annual inspections allow us to point out potential problem details that when repaired will serve to extend the full service life of the major components.

“BE-CI was initially hired to resolve recurring water intrusion problems that no other professionals were able to cure. Since then, BE-CI has been by our side to guide us through years including the many stages of restoration and repair from the devastating effects of four hurricanes, beginning with Hurricane Opal in 1995.”
– Rebecca L. Sanders, President, Destin Realty, Inc.

“We have been using BE-CI and their Planned Maintenance Program (PMP) for years and consider it to be a good value for three (3) Condominium Associations we manage at Rosemary Beach Town Center. BE-CI helps us better manage our Condominium Associations and they are a key player in our management team. We value the expertise and guidance they provide.”
– Jim Tyson, CAM, Owner of Beach to Bay Property Management, Inc.
